A co-owner who pays three months ahead is not $-1,200 behind. Yet that is what some screens showed. The treasurer now sees advances and arrears, each under its own name, and they follow the co-owner from one fiscal year to the next.
An advance is an advance
- The treasurer's screens no longer show negative amounts: the payments overview has a "Carried" column, and the arrears page lists the "Units that prepaid" separately.
- The statement of common charges due and the late notice show a separate "Payments received in advance" line. A unit that paid ahead has no charge due.
- The co-owner sees on their dashboard that they paid ahead.
Carried from one fiscal year to the next
At year end, each unit's advance or arrears moves on its own to the next fiscal year ("Carried forward automatically from fiscal year 2025"). The treasurer no longer has to enter it again. If they enter an opening balance by hand, it replaces the carried amount; it is not added to it.
Refund an advance
When the syndicate refunds a co-owner's advance, "Refund the advance", on the unit's arrears detail, records the refund. The unit's balance comes back to zero. The amount cannot exceed the advance, and the action asks for two-step verification, like every operation on the syndicate's money.
What a short month still owes
When a month is only partly paid, the arrears detail now shows what remains due, split between the "Condo fees" and each "Special assessment".
A receipt split by contribution
A co-owner often pays their condo fees and their share of a special assessment with a single cheque. The receipt dialog now offers an "Allocation by assessment": each contribution's share is recognized and applied to what it pays.
Transfers between two of the syndicate's accounts
A transfer between two of the syndicate's bank accounts is now recorded as such, with "Transfer between accounts". Two transactions imported from each account's statements are paired with "Pair", instead of counting once as revenue and once as an expense. A transfer that has left one account but not yet reached the other is shown separately, under "Transfers in transit", without changing the fund balances.
