Vendor invoices: read in Quebec, filed in the registry, attached to expenses

CondoAide now reads a vendor invoice and suggests its date, number, vendor, taxes and total. The invoice is filed under "Invoices" in the registry, visible to the board only, and attached to the expense it supports. A work order's actual cost now follows the linked expenses.

Attestation: liquid assets and the surplus or deficit of the last three fiscal years; the income statement, fund by fund

The attestation on the state of the syndicate now states the operating fund's liquid assets and each fund's surplus or deficit for the last three fiscal years (Décret 991-2025, art. 10). The income statement shows one column per fund, and the dashboard's fiscal year card follows the operating fund.

The contractor's RBQ licence, checked in the register before the board decides

A work authorization request now names the contractor and its RBQ licence, and the board sees what the Régie du bâtiment's register says about it. Vendor records show the same answer and flag a licence that is no longer in the register or carries a restriction.

September improvements: cleaning campaigns, grouped reminders, term deposits, numbered resolutions

A campaign for vent cleaning, one reminder for several obligations, the maturity date and rate of term deposits, written resolutions with a subject and a number, fund balance corrections, two new board titles and a sixth reserve fund study format.

Property managers: the treasurer's financial tools, without the board's decisions

A syndicate's property manager now has access to the budget, assessments, finances and payments, like a director. Acts reserved to the board, such as adopting a budget, approving a special assessment or giving a payment its second approval, stay locked, and CondoAide says why.

Statement of common expenses due: the buyer's request, the 15-day deadline and a statement that no longer changes

When a buyer or their notary asks for a unit's statement of common expenses due (art. 1069 C.C.Q.), the board records the request and follows the 15-day deadline. It notifies the owner, reviews the amounts and issues the statement as a PDF. The statement is filed in the registry and its amounts can no longer change.

One deposit that pays several months of contributions: an attribution that is reviewed, logged and reversible

When a contribution deposit is not linked to any unit and closes unpaid months exactly, CondoAide proposes to attribute it. Every attribution is reviewed before it applies, recorded in a journal, and can be undone while the fiscal year it touches is still open. A special assessment deposit is now spread over the installments still unpaid.

Work authorizations: from the co-owner's request to the signed decision

A co-owner can now ask for permission to do work in their private portion from "Requests". The board decides at a meeting or by written resolution, and the decision applies itself when the minutes or the resolution are signed.

Desjardins PDF statements: imported only when every balance matches

A Desjardins account statement in PDF now imports straight into Finances, with no CSV detour. CondoAide checks every transaction it reads against the balances printed on the statement, and refuses the whole statement at the slightest difference.

Reserve fund work plan: the board corrects it without losing the study

The board can now correct the year or the cost of a work planned by the reserve fund study, without losing the study's figure. It records amounts already paid in earlier fiscal years, imports the findings of an inspection report and states the actual condition of each component.

A new navigation: a menu by task, a tabbed Units page and search everywhere

The sidebar now groups pages by task: Works, Finances, Insurance and claims, Legal. It collapses to an icon rail, and badges point to what needs your attention. Units, spaces, PCUR, the firefighter book and reference units fit on one page, and ⌘K finds a page, a unit, a member or a document.

Tenant requests: the co-owner is notified, and the board can redirect the request to them

A tenant now files maintenance requests, complaints and general requests in "Requests", for the unit they occupy. The unit's co-owner is notified and can follow the request. When the matter is the landlord's, the board redirects it to the co-owner.

Adding a person to a unit: one form

The choice between "add without an invitation" and "invite" is gone. You pick the unit, you say what the person is to it, and the invitation becomes the last question instead of the first.

Your financial statements now export to Excel too

The fiscal year summary downloads as a ten-sheet Excel workbook beside the PDF you already had: income statement, balance sheet, fund balances, budget vs actual, reserve fund, PCUR, receivables, payables and set-offs.

A contractor who is also a co-owner: the link, the set-off and the disclosure

Link a contractor to the person they actually are. CondoAide then computes the set-off between what is owed to them and their exigible condo fees, caps it at the lesser of the two debts, and flags the related party on their record.
