Phased co-ownership: each phase pays by its size, and the board chooses who pays

New pricing for phased complexes: each concomitant syndicate pays by its number of units, the initial syndicate adds a base only when it is managed on CondoAide, and the board chooses whether the initial syndicate pays for the whole complex or each phase pays its own plan.

Until now, a phased complex was billed like a property manager's portfolio: a base of $100 a month, plus an amount per syndicate. That base weighed heavily on a small complex, and it applied even when the initial syndicate was managed in other software. Pricing now follows the structure of the co-ownership itself.

Each concomitant syndicate, by its size

Each phase pays by its own number of units:

  • $9 a month up to 15 units;
  • $19 a month from 16 to 30 units;
  • $39 a month from 31 units, plus $1 per unit beyond 50.

The initial syndicate holds no units: each phase counts only its own. The Obligations and Finances modules are included for every phase.

The initial syndicate: a base, only when it is managed on CondoAide

  • Managed on CondoAide: a base of $1 per unit of the whole complex, at least $39 and at most $100 a month.
  • Managed in other software: no base. The initial syndicate then only declares, each year, its contribution and the attestation information that the phases' budgets depend on.

For example, a complex of three phases with 12, 24 and 40 units pays $9 + $19 + $39 = $67 a month for the phases. If its initial syndicate is managed on CondoAide, the $76 base is added, for a total of $143 a month.

An initial syndicate managed elsewhere can move to CondoAide at any time with "Manage the initial syndicate on CondoAide": it gets a consolidated view and the automatic allocation of its contribution to the phases, and the base is added to the subscription.

Who pays CondoAide?

A new "Who pays CondoAide?" section, on the initial syndicate's "Billing" page, offers two choices:

  • The initial syndicate pays for the whole complex: one subscription, in the initial syndicate's name, combines its base and each phase's plan. The phases have nothing to pay.
  • Each syndicate pays its own plan: each phase pays its plan on its own subscription, and the initial syndicate pays only its base.

Only the initial syndicate's directors can change this choice. To switch to "Each syndicate pays its own plan", every phase must first subscribe to its plan from its own "Billing" page; CondoAide names the phases that still lack one. When a property manager manages the co-ownership, the manager pays for the whole complex on their own subscription, as before.

Estimate the price

The wizard on the Pricing page now offers "Phased co-ownership": it asks for each phase's number of units and where the initial syndicate is managed, then computes the complex's monthly amount.
