Estimate what your portfolio of syndicates would cost, line by line.
A property manager's bill has three parts: a base plan for the account, a price per managed syndicate that depends on how many units that syndicate has, and the units on pre-authorized debit beyond the ones included with the portfolio. Enter how many syndicates you manage in each size band and the calculator itemizes the bill.
A property manager pays a base plan for the account, then an amount per managed syndicate. That per-syndicate amount is not a single rate: it depends on the syndicate's unit count, so a small syndicate does not carry the same cost as a building of several dozen units. The bands and their prices appear in the form above, read from the price grid itself.
Register, maintenance logbook, meetings and contribution collection for every one of your syndicates, without switching tools between files.
Property ManagersCollecting contributions by pre-authorized debit is billed per unit, beyond a block of included units. For a property manager that block is consumed once for the whole portfolio rather than once per syndicate, which is the only reading consistent with a single account. The calculator calls the same function the billing does, so the line shown here and the line billed cannot diverge.
The base plan and the managed syndicates follow the ten-months-for-twelve convention on the yearly plan. Pre-authorized debit has no separate yearly rate: it is billed twelve times at the monthly rate. The saving shown accounts for that distinction instead of applying the discount to the whole bill.
This calculator estimates, it does not sell. If the figure works for you, open a property manager account and add your syndicates one at a time: the bill follows the real portfolio, syndicate by syndicate, and updates when a syndicate moves between bands.
