About CondoAide

Hi. I'm Nicolae Racovita, founder of CondoAide and president of Solutions Nicvi Inc. I live in Saint-Lazare, in Montérégie, Quebec, and I'm building CondoAide to help Quebec condo syndicates meet Bill 16 (Loi 16) and article 1070 of the Civil Code — without adding to the workload of volunteer board members.

My background

I have over twenty years of experience in web development as a consultant and UX/UI developer. I've built applications for Morgan Stanley (financial services), Discovery (entertainment and media), Polestar (automotive), OUTFRONT Media, and others — often through Toptal, where I've been a certified full-stack developer since 2017. What I've consistently noticed across those industries is that good software isn't the one with the most features — it's the one that removes the invisible friction users have learned to accept.

Why CondoAide

I'm not a co-owner or syndicate director. I'm a software builder who deliberately chose this problem.

The gap between what Bill 16 requires of syndicates — a maintenance logbook, a 25-year contingency fund study, a syndicate certificate compliant with article 1068.1 of the Civil Code — and the tools volunteer directors actually use (Excel, Google Drive, paper folders) became visible when the regulation adopted by decree 991-2025 came into force on August 14, 2025. Existing tools weren't designed for this context. And it's almost always unpaid volunteers — often retired, often without accounting or legal training — being asked to maintain that compliance. CondoAide exists to bridge that gap. Not by replacing the notary, accountant, or engineer — but by automating what can be automated, and making the rest easier for qualified professionals to validate. Why not Excel?

How I work

I collaborate with a network of Quebec professionals who validate every CondoAide feature that touches legal compliance: several OIQ-licensed engineers, notaries, chartered appraisers, condo managers, and real-estate brokers. No feature touching Bill 16, the Civil Code, or any legal document goes to production without validation from a qualified professional in the relevant domain.

I'm the sole founder of CondoAide. The technical team is made up of developers and designers I've worked with on a contract basis for several years.

Transparent pricing — no upward changes to existing plans. Data hosted exclusively in Quebec. And I personally read every support ticket for syndicates under 20 units.

Why Quebec

CondoAide is operated by Solutions Nicvi Inc., a Quebec-based company headquartered in Saint-Lazare. All syndicate customer data is hosted exclusively in Quebec, in compliance with Quebec's Law 25 on the protection of personal information. For a syndicate — which handles financial information, declarations of co-ownership, and protected documents — this isn't a technical detail. It's a sovereignty choice.

I want Quebec syndicates to have access to a tool built for them, by someone who lives here, pays taxes here, and answers questions in Quebec French without runaround.
