CondoAide's free calculators also come as a connector for AI assistants. Once the connector is added, you ask ChatGPT or Claude your question with your figures, and the assistant runs the calculation with the same engine as our online calculators, instead of improvising a formula.
This guide explains how to add the connector, what it calculates, how to phrase your questions, and what happens to your data.
What the connector calculates
The connector offers three calculators for divided co-ownerships in Québec.
- Condo fees: each private portion's annual and monthly contribution, from the syndicate's budget and the relative values of the fractions. The answer also compares the reserve fund contribution with the transitional floor of 5% of contributions to common expenses, which applies until the board sets the amounts on the basis of the first reserve fund study.
- Special assessment: each private portion's share of the cost of work, after what the reserve fund pays, in a single payment or spread over several months with simple interest.
- Reserve fund projection: from a building profile, the years in which the fund's balance would turn negative, its lowest point, and the monthly contribution that would avoid a negative balance when it can be estimated. Work that is overdue or due within a year is listed separately: the fund pays it first, and the answer says what would be left to finance outside the fund.
The calculators answer in English or in French, following the language of your conversation, and the link opens the calculator in that language. Each answer names its assumptions and ends with a link to the full calculator on condoaide.ca. The link carries every figure of the calculation: the page opens with your figures, where you can check the result or change an amount.
Adding the connector
The connector's address is the same for both assistants:

The connector needs no authentication: leave the OAuth or credential fields empty. Menu labels below may vary with the app's language and version.
In Claude
- Open Customize, then Connectors.
- Click +, then Add custom connector.
- Name it "CondoAide", paste the address above and click Add.
On a Team or Enterprise plan, an organization owner adds it from the organization settings.
In ChatGPT
- Open Settings, then Apps & Connectors.
- Under the advanced settings, turn on Developer mode.
- Create a connector, name it "CondoAide", paste the address above and choose the no-authentication option.
Developer mode is available on ChatGPT's paid plans. On a Business or Enterprise plan, a workspace admin must first allow custom connectors.
Asking a good question
The assistant picks the calculator from your question. The more figures you give, the less it has to assume.
There are 12 co-owners in our building in Laval. The syndicate's annual budget is $72,000, of which $6,000 goes to the reserve fund. How much should each of us pay in condo fees per month?
Re-roofing our 8-unit building costs $90,000 and we're taking $20,000 from the reserve fund. How much does each co-owner pay, and how much per month over 12 months at 5% interest?
24-unit building with an elevator, built in 1995. The roof was redone in 2001 and the elevator modernized in 2015. We have $150,000 in the fund and contribute $5,500 a month. Is that enough?
Three details change the result a lot:
- The relative values in your declaration of co-ownership. Without them, the calculator assumes an equal split and says so.
- The replacement years of the big components (roof, windows, cladding, elevator) for the fund projection. Without them, the calculator assumes an age from the construction year and names the components concerned.
- The fund's current balance and the total monthly contribution paid into it.
What the connector does not do
The connector calculates; it does not read your declaration of co-ownership and has no access to your syndicate's data.
- It splits by the relative value of the fractions. Your declaration of co-ownership may provide for a different split, notably for expenses of restricted common portions, and it prevails.
- The reserve fund projection is not a reserve fund study within the meaning of article 1071 of the Civil Code of Québec. That study must be carried out by a person designated by the regulation adopted by Order in Council 991-2025.
- It does not write letters or answer legal questions: for those requests, the assistant answers without calling it.
Results are planning estimates, not professional advice. The terms of service (section 8) set out their scope.
Your data
Your assistant is what sends the calculation figures to the connector. The fields accept only numbers and predefined choices: do not put any personal information in your question.
CondoAide does not keep the calculation data. The result is returned to your assistant, and only a technical log line is kept: the tool name, success or failure, and the duration. The IP address of the call is used only to limit the number of requests per minute: it is held in memory only, and CondoAide writes it neither to a database nor to its own logs. Our hosts' security logs, described in the privacy policy, are the exception.
What you write in ChatGPT or Claude, like the answer they receive from the calculator, is governed by their provider's privacy policy. Section 1 of our privacy policy has the details.
