Article 2729 specifies the syndicate's legal hypothec: it charges the fraction of a co-owner in default for more than 30 days in paying their share of the common expenses. It is acquired only upon registration of a notice in the land register.
The registered notice states the nature of the claim, the amount exigible at the time of registration, and the sums provided for the common expenses of the current financial year and the two following years.
This hypothec is a powerful collection lever, but its registration is a legal proceeding: a notary or lawyer should be consulted before acting.
