Article 1068.1 CCQ - Syndicate status certificate

Since August 14, 2025, article 1068.1 requires the syndicate to provide the selling co-owner with a certificate on the state of the co-ownership intended for the buyer, within 15 days of the request. Its content is prescribed by Decree 991-2025.

What it means for your syndicate

The certificate informs the buyer about the syndicate's financial situation, the contributions, ongoing proceedings and litigation, planned major work and insurance. It is prepared by the syndicate, not necessarily by a notary.

Gathering this up-to-date information from the register and the financial statements is the main practical challenge of the obligation.

CondoAide helps assemble these elements from the co-ownership's file; the certificate remains the syndicate's responsibility.
