Article 1087 lists the documents that must accompany the notice calling the annual meeting of co-owners: the balance sheet, the statement of income for the past fiscal year, the statement of debts and claims, the provisional budget, any proposed amendment to the declaration of co-ownership, and a note on the essential terms of any proposed contract and planned work.
The words "in addition to" matter: article 1087 stacks on article 347, which governs every legal person and lists only the first three documents. A syndicate therefore owes six, not three — the most common misreading of this article.
The obligation applies to the ANNUAL meeting. A special meeting is not covered by article 1087, although the declaration of co-ownership may require more.
The documents must ACCOMPANY the notice. Making them available on request is a useful courtesy, but it does not replace sending them.
The last two do not always exist: with no proposed amendment to the declaration and no contract or work on the agenda, there is nothing to enclose on that account.
