Four Free Calculators for Your Syndicate

Reserve fund, quorum and voting, special assessment, condo fees — four free online tools to plan ahead and make informed decisions, no sign-up required.

Managing a condo means making financial and legal decisions on a regular basis — often without specialized training. We built four free calculators you can use right away, no account needed.

Reserve Fund Calculator

This is the most comprehensive one. You enter your building's components (roof, windows, elevator, parking...), their age and condition, and the calculator projects your needs over 25 years.

  • Get a health score for your fund (0 to 100)
  • See if your current contributions are enough or need adjusting
  • Check whether your contributions meet the 5% minimum threshold under Bill 16
  • Download a detailed PDF report to present at your meeting

Quorum & Vote Calculator

Before every meeting, the same question comes up: do we have quorum? And after the vote: did the resolution pass?

  • Enter attendance and each unit's fractions
  • The calculator applies the rules from the Quebec Civil Code (articles 1087 to 1103)
  • Works for all four majority types: simple, absolute, double 75/90, and unanimous
  • Handles adjourned meetings (no minimum quorum) and conflict-of-interest exclusions

Special Assessment Calculator

When a major project exceeds the reserve fund, you need to split the cost among co-owners. This calculator does the math in seconds.

  • Enter the project cost and the available reserve fund balance
  • Distribution is automatic based on each unit's fractional shares
  • Choose between a lump sum or monthly installments with interest
  • A warning appears if any unit exceeds $25,000 — a sign that an installment plan would be wise

Condo Fee Calculator

Every year, the board needs to prepare the budget and calculate monthly charges per unit. This calculator simplifies the exercise.

  • Enter your budget by category (insurance, maintenance, snow removal, administration, reserve fund...)
  • Each unit's fees are calculated based on its fractional shares
  • Check in one click whether the reserve fund portion meets the Bill 16 minimum of 5%

Free, no sign-up required

All four calculators are available directly from our Tools page. No registration, no usage limits. Use them as many times as you like to compare different scenarios before presenting your recommendations to the board or at the annual meeting.
