Declaration of co-ownership reader

Upload your declaration of co-ownership as a PDF and see what can be read from it: the table of fractions, the sum of relative values and a few basic rules. Free, no account.

Quick answer: the declaration of co-ownership sets the relative value of each fraction (arts. 1041 and 1053 CCQ). As a general rule, each co-owner contributes to the common expenses (art. 1064 CCQ) and has votes at the meeting (art. 1090 CCQ) in proportion to that value. Upload yours as a PDF: the tool shows the table of fractions as printed, its sum and a few basic rules, each with the page where to check it.

Before you upload

  • What is read: the text of each page, to find the table of fractions, parking and storage spaces, restricted common areas, the fiscal year and the number of directors.
  • Where: in Quebec, with CondoAide’s hosting providers in Montréal and Québec City. The reading uses fixed rules; no artificial intelligence service sees the document.
  • How long: the file, its text and the result are deleted 24 hours after the upload, or as soon as you choose “Delete now”. Nothing is indexed or reused.
  • No account or email is asked for. A bot check (Cloudflare Turnstile, outside Quebec) receives technical data from your browser, never the document. Your IP address, scrambled, is used only to limit the number of reads; it is not kept in readable form.

How the tool reads the declaration

The tool reads the text of each page (running optical character recognition first on a scanned copy), then applies fixed rules to find the table of fractions, the spaces and the basic clauses. It shows values as printed, without correcting them, and flags what does not agree. It does not interpret the declaration: it shows you where to look.

What the tool does not do

It replaces neither the board’s own reading of the declaration nor the advice of a notary or lawyer. A missing value means the tool did not find it, not that the declaration is silent. An amending deed may have changed the table: read it too.

Frequently asked questions

Is my document kept?

No. The file, its text and the result are deleted 24 hours after the upload, or sooner if you choose “Delete now”. No account or email is asked for, and nothing is indexed.

Does an artificial intelligence service read my declaration?

No. The free tool reads the document with fixed rules, on its hosting providers’ servers in Quebec. No artificial intelligence service receives the document.

Why don’t the relative values add up to exactly the whole?

Each relative value is set against the value of all the fractions together (art. 1041 CCQ), so together they make up the whole. A gap often comes from a poorly scanned page, a misread digit or rounding printed in the declaration itself. Check each row on the page shown.

How long does the reading take?

A PDF that contains its text is read in a few minutes. A scanned copy is first recognised page by page, which takes about 20 to 40 minutes. Reads run one at a time.
